Fading and compaction are the two slowest failures, and the two least visible until the yard is photographed next to a new one. Both are decided at specification and are managed afterwards rather than repaired.
Ultraviolet load is the driver. On the EPA UV Index scale everything at 8 and above is very high to extreme, and Miami sits in that band for much of the year (https://www.epa.gov/sunsafety/uv-index-scale-0, HTTP 200). A UV-stabilised fibre holds colour; an unstabilised one greys early. Compaction has a different cause: infill settles, washes out with rain, or was never installed deep enough, and without infill the fibres have nothing holding them upright.
Enough infill at installation, brushed in properly, then topped up as it settles. Regular brushing against the pile, using a power brush or a stiff broom. Keeping leaf litter and soil off the surface, especially under canopy where mould and dirt collect in the wet season. And choosing a higher face weight where the yard takes heavy traffic.
An infill top-up and a brush is minor work at a few hundred dollars, and it is the cheapest thing on this site to do. Where the colour has gone and the pile is flat across a large area, the choice is a section re-surface or a full replacement, and a re-surface over a sound base costs materially less than a rebuild. Published material bands are 2 to 5 per square foot for basic grass and 5 to 7 for premium grass, so a re-surface is priced on the area at those rates plus labour.
It can, and ultraviolet exposure is the cause. A stabilised fibre with a published fade warranty holds colour far longer than an unstabilised one, and in Miami the UV index sits in the very high to extreme band for much of the year.
There are colour-restoring treatments, and they are cosmetic. They sit on the fibre rather than restoring it, and a yard that has gone flat and pale across a large area is usually a re-surface decision rather than a treatment decision.
Plan to check annually and top up as it settles, sooner in a yard with heavy traffic or dogs. A top-up is minor work; ignoring it lets the fibres flatten and cannot be undone by adding infill later.
